[name removed] and [name removed] were top notch. No issue was too small. No concern was too stupid. No question was too many. 10/10 I would purchase a home from Landsea in the future.

The best part of this experience has been working with [name removed] to resolve our multiple build and quality issues. [name removed] has been responsive and follows through on each issue to make sure it has been completed and to satisfaction. If not for [name removed], we would have put our house on the market and bought a [name removed] Post home. Dislikes - The issues have been numerous, but main issues - Leak into Master Bedroom (damaged walls and Floors), Leak on sliding doors and damaged floors, no hot water to Master Showe, and many windows were not set Plumb. I framed houses to pay for college and have owned over 12 homes, 5 as full time residencies. This is the lowest quality home I have ever lived in. The home is beautiful on the outside, but your contractors are not up to snuff. Your GMs do not inspect the contractors work and let poor quality pass, which becomes the owner's issue. We were also told we had to have ceiling fans in each room we wanted double switches, and it was told later to us that was not true. We also paid $28,000 for the sliders through your company so they would be installed by the builder. It was only $12,000 to have it done in Frisco but I wanted the builder to do it so it would be done right. It leaked and damaged the floors. So, I agreed to overpay to not have issues, and still had issues. Once again, if it were not for [name removed] working to resolve the issues you would have heard from my attorney by now.

At the initial meeting, to sign paperwork we were not told about the options that needed to be selected prior to the design center such as double doors, pot filler, double sinks etc. we were totally disappointed at the design center. Furthermore, our sales associate led us to believe that changes to the design were possible but in actuality they were not. During our build there were serious mistakes such as 2 floods, cabinet doors of the wrong size hung, backward lights. Back door hung wrong (per design plan) and way more things than normal. The day of closing at the final walk through there were multiple issue but we were the told to “do [name removed] a solid so he gets his bonus and we promise to fix everything “, complete lies. After closing everyone magically forgets conversations. Recently we are having sprinkler leaks but due to a pool build we voided the warranty (understandable) but we’re told there is a way to fix it on [name removed]’s dime by only if we give [name removed] all 10’s on this survey. Is that blackmail? There isn’t enough room on this survey to say all the problems with our house. The electric is a ongoing problem, breaker box size in minimum for house and breakers pop weekly. Electrician has been out 12 times. The real problem is a million dollar house should have a bigger breaker or 2 boxes. A/C heat and cold at extremes and 1/2 the house is freezing while the other half is hot. Trades people no show a lot. Missing things in house and overall poor quality. Everyone always quotes it’s to code. Bare minimum done on everything. In talking with neighbors, lots of these issues are common.

Most of what our third party inspector flagged was not resolved before we moved in. I was told that the issues had been resolved, but upon moving in I found that they were not.

We were inbetween sales associates. Unfortunately some communication fell through. Once they had a replacement, all was good.

The community is great. [name removed] and [name removed] were a pleasure to work with. The quality control is not consistent with the price point. We have submitted multiple warranty requests already and communication regarding those is inconsistent. It shouldn't take weeks to get warranty items completed in a new home, and multiple trips for the same item. We are happy overall but there is much room for improvement.

Communication was an issue for us. We love what we ended up with but the company was acquired while we were in the middle of contract and that was smooth but just didn’t have the best communication after it switched to Landsea.
