We still see some poor construction items such as light fixtures poorly installed and different kinds of screws behind face plates. Not enough flexibility in making small/minor changes during build process.

They don't have customer service for things that went wrong after moving in. We moved in mid December 2024-now May 23-2025. We have had 5 items that needed to be fixed. 1) Outside facet-finally fixed 3 weeks ago. 2) Sliding doors-Very hard to open/close. They came out 3 times and finally last week they fixed it. 3) Crack window-still is not fixed. 4) Bathroom-Water Closet light does not work-loose connection-fix 1 month ago, went out again and still needs to be replace. 5) Kitchen Cabinet are uneven in one section-Still as of May 23 not fixed.

We were fortunate to have a great builder. Other friends haven’t been as lucky. We have a stove issue he even though we paid 3000.00 for upgraded package. Now we have to jump through hoops with whirlpool. The pine straw is horrible. If an upgrade was offered (white shells or stone) I’m positive many would do that. It doesn’t have to be replaced saving in landscaping fees. With only 2 options, our homes would still look alike.

The process was incredibly easy from the start. [name removed] gave an excellent tour and found the perfect lot for us. The selection of Schedule "A" items with [name removed] was fun and easy to do online, remotely with [name removed]. [name removed] was fantastic at helping me choose the interior piece. [name removed] informed us every step of the way on the build and fixed anything before it became an issue. The build-out was quick and easy for us. We never felt pressured into any upgrades but were able to get exactly what is right for us. The house looks amazing and is so well built! We absolutely love it! The walkthrough was so thorough. The closing was also so quick and easy. [name removed], from planet secure has also been so helpful in getting the security and TV selection. All of our questions/requests have been answered so quickly and professionally. I would highly recommend [name removed] and Lattitude [name removed] to anybody looking for a quality home.

I encountered an agent in the sales office that "put me on a list", refused to update me about my placement on the list, and then was removed from the list and put on a different "cottage" list when I was on the Villa list. That cost me 18 months of time and money since there were numerous price increased during that time. Looked elsewhere, but came back and found a new agent who was fabulous. So not happy with the purchasing process.

All in Minto has been responsive to our needs. One issue I will CONTINUE to bring up is the garage door. LOUD squeaking and creaking as if it is going to break at any time. I have spoken to other home owners with the same issue and [name removed] has corrected the issue for them. Correcting this should NOT be the homeowners responsibility. My wife will only use the front door and not the garage for this reason. How sad is that for the home that costs so much. Will also add that I have brought up before so, more than likely, this survey is never really read by anyone.

Like the rules but it seems they are rarely enforced: speeding in the community, dogs not always on leashes, parking on streets and blocking sidewalks. Also dislike the lack of info from Minto/LMWS such as what’s being built in places (cleared area near amenities, West Bay Center new buildings, marina status).

Since we moved in, we have to have three breakers replaced due to being to either being defective or to small to carry the load. We have had to call out about our garage door making a horrible noise to which someone came out and spayed something on the rails which seemed to help about a day, so I bought some white lightning grease from Home Depot and take care of it myself. Lastly, we reported our water coming out of our faucets containing black gunk and small waste particles. I even sent a video. A consultant called and set up a date to come out several days later; however, we had a family emergency and flew to Denver during this time. I forgot about the appt cause I was worried and focusing on something else. I received an email from the person and responded to set up another time due to the situation. She never replied, and honestly, I am tired of dealing with Minto and there reps. We once owned a home in Loveland, Colorado that was a DR [name removed] built subdivision and to tell you the truth, we received better service from them. In regard to the water issue, I found a local company that came out and installed a whole house filter system ($1,850.00) that has taken care of the problem. I really don't expect much from my feedback since it seems to be the Minto way: delay, delay, and the customer just gives up.

Initial process of decision making was made easier by reps within welcome center, design team and model homes. It was a well designed process. Our builder did a phenomenal job communicating. The quality control was above standard compared to other new homes we have purchased. Communication and ease of closing was organized and painless.

We appreciated the constant updates to the progress of the build. We were living in Illinois during the time of the build and it was a relief getting the updates from [name removed]. He was always a phone call of a text away if we had any questions. This made us feel we were a part of the build. The entire process from start to finish was well orchestrated.

I've watched other ponds in the community and this pond looks terrible compared to the others. I paid a premium for this lot and am extremely disappointed with my lot. [name removed] has not responded. I believe there is an engineering issue with this pond. The area nearest my house looks more like a drainage ditch than a pond. As I said, there has been no response from anyone regarding this issue.

I also feel that there should be more landscaping done between each villa to create more privacy between the Lanais. I was very happy and surprised that my agent and builder were able to get me a palm tree planted behind my Lanai. I’m looking forward to living in [name removed] LWS
